Important Information to Read About Your Preapproval Application Preparation.
Thank you for requesting we prepare your application! Getting home loans approved is what we love to do best of all, however it’s a partnership between our awesome team and you our fantastic client.
Here’s what we need from you for us to prepare your application:
- All the documents we request up front are so that we can accurately prepare your application. Please believe we’re not requesting anything that is not necessary for us to do our best for you in a time of complicated banking requirements.
- When we prepare your application it takes anywhere between 15-25 hours on average of manpower to prepare your application which costs our business money (this is in addition to your broker’s time and our team’s time in then chasing the application). As a small business that processes thousands of applications a year at no cost to our clients this, as you can imagine, is a huge cost for us to shoulder. We do have a small charge of $250 up front to prepare pre-approval applications.
- You also confirm you understand that if you are not yet pre-approved you should put a 28 day finance clause in any offer you make.
- When we get you pre-approved it’s with the lender we feel is going to be best suited to you based on your situation right now. There are times when the property you subsequently buy may mean we need to submit to a new lender. This might be caused by lender restrictions (on zoning, postcodes or property size for example) or valuation issues (see: This article) – working with a broker means that we’ll always do our best to find you the best solution that works at the time.
- When we present the pre-approval to the bank for a certain loan amount it is based on our calculations of your income / expenditure and circumstances. Please know that the bank may pull this figure back if they are concerned about any transactions or queries they may have. This is why we recommend getting pre-approved prior to buying.
